What Should a Houston Home Marketing Plan Include?
A Houston home marketing plan connects the asking price and preparation with photos, video, listing exposure, showings, and follow-up. It tells you what happens, who handles it, and what may cost extra.
At 14102 Woodnook Drive in the Energy Corridor, I used drone photography to show the distinctive lot’s size and location. Your plan starts with the same question: what do buyers need to understand about your home? We choose the presentation around those features, your budget, and your timeline.
Start with the budget and launch steps below, then explore the examples that fit your property.

Set your home marketing budget and launch timeline
Before work begins, we agree on the services, costs, responsibilities, and timing. Confirm what the listing arrangement includes and what needs a separate quote. Physical staging, furniture rental extensions, extra video production, and printing can add to the budget.
- Your priorities: selling timeframe, preparation budget, access, and privacy needs.
- The work: I coordinate the agreed marketing and buyer follow-up. We confirm who handles home preparation and access.
- The review: we agree on an update schedule and decide together whether to adjust price or marketing.
Use this sequence to plan the launch. Dates depend on the home’s readiness and the selected services.
| Stage | Decisions and activities |
|---|---|
| Plan | Review comparable homes; set preparation priorities; agree on costs and responsibilities. |
| Prepare | Complete selected repairs and staging; gather property details; arrange access. |
| Produce | Photograph and film the prepared home; check the listing details and media. |
| Launch | Publish the listing; verify website distribution; begin organic social and agent outreach. |
| Review | Compare inquiries, showings, and feedback with current competition; agree on next steps. |

Use a comparative market analysis to set the launch price
A comparative market analysis (CMA) connects your asking price with relevant sales and current competition. Condition, layout, location, improvements, and your timeline all matter. Marketing then explains the features that support that position.
The priorities change with the property:
| Property situation | Marketing priorities to consider |
|---|---|
| Vacant condo or townhome | Show room scale, furniture placement, parking, and connections between floors. |
| Occupied home in Cypress or Katy | Refine existing furnishings and coordinate practical showing windows. |
| Memorial or Tanglewood home with a substantial lot | Show the house, yard, trees, pool, and outdoor living together. |
| Architecturally distinctive luxury property | Highlight design details and choose media and outreach that explain them. |
| Home needing updates | Show its actual condition and distinguish improvement ideas from completed work. |

The price and presentation tell a clearer story
In this example, the asking price sits within the comparison band for the home’s condition.
What to discuss with MilicaWhat a CMA adds: Actual comparable sales and competing listings ground the pricing discussion. This shaded band is illustrative. Read about the evidence behind property valuation.
Prepare and stage your home for sale
Start with cleaning, decluttering, lighting, landscaping, and visible repairs. Then decide whether existing furniture presents the rooms well or whether staging would help buyers understand the space.
Physical staging versus virtual staging
Physical staging
Arrange existing furniture or bring in furnishings and décor to prepare the actual rooms.
- Buyers experience it
- In listing photos, video tours, and in-person showings while the staging is installed.
- Useful when
- The room needs help showing its scale, furniture layout, or everyday use.
- Budget for
- Consultation and styling, plus furniture rental, delivery, setup, and removal where needed.
Virtual staging
Add furniture and décor to selected photographs. The actual room may remain empty.
- Buyers experience it
- In clearly labeled edited images, alongside the original room photographs.
- Useful when
- You want to illustrate a furniture arrangement or how an empty room could be used.
- Budget for
- A per-image or package fee, with any revisions or additional editing agreed in advance.
The two can work together: physically stage key rooms and illustrate other spaces with disclosed virtual staging.
See what virtual staging can do
I provide AI-assisted virtual staging to help buyers picture an empty room. Compare this dining room before and after, or read how I use AI in real estate.

The furniture, rug, curtains, and décor are digitally added and are not physically present.
Plan a staging budget before work begins
Physical staging can be a substantial expense. Agree in writing on the scope, additional fees, who pays, and when. Payment at closing may be possible through a separately negotiated arrangement, subject to availability and approval. Include repayment terms if the home doesn’t sell or the listing ends.
Discuss staging priorities and budget for my home.
Make virtual staging clear to buyers
Keep the original room available for comparison. HAR requires furniture-and-décor virtual staging to be disclosed in the photo description; alterations to real-property characteristics have additional watermark and adjacent-original requirements. See HAR MLS Rules, Section 1.25.1.
Use professional photography to explain the home
I work with Mario Gerussi of PRO360 Photos, my Houston-area photography partner. His services include listing photos, drone media, video, floor plans, and 3D tours. We select the coverage around the home’s strongest features and the questions buyers need answered.

Prepare before the shoot: clear counters, clean windows, check lighting, and tidy outdoor areas. Lead the photo sequence with the strongest features, then show how the rooms connect. A floor plan helps explain an unfamiliar layout; twilight photography is useful when exterior lighting or outdoor living deserves attention.
For condos and HOA communities, capture the lifestyle too: pools, fitness rooms, shared spaces, and features that support lock-and-leave living. Confirm included amenities, fees, access, and permission to photograph common areas.

Add drone photography when the setting matters
Drone photography explains the home’s relationship to its lot and surroundings. It is especially useful for acreage, waterfront property, pools, and outdoor living. Choose it when the wider view answers a buyer’s question.
Listing example: 14102 Woodnook Drive
The opportunity: This Energy Corridor property had a distinctive lot size and location that deserved more than a street-level photo.
My approach: I used drone photography to give buyers a sense of the lot’s size, layout, and location. The overhead view shows how the house and backyard sit within the irregularly shaped lot; the wider aerial places the home in its Energy Corridor surroundings.
Why it matters: Buyers can see the outdoor space and neighborhood context together before a visit. The red outline is illustrative; use the property’s survey to verify lot dimensions and boundaries.

Give video tours and Instagram Reels different jobs
Instagram property Reels
Short clips on my Instagram account, @millie.homes, introduce a compelling feature and direct viewers to the listing. Location details and captions help people follow along, including with the sound off.
YouTube property tours
A full tour shows how rooms and outdoor spaces connect. A conversational walkthrough is particularly useful for buyers relocating to Houston who are deciding which homes to visit.
A natural, conversational video tour
This relaxed walkthrough gives buyers a first look at the layout before an in-person visit.
Recorded tours, 3D tours, and live walkthroughs
A recorded tour follows a route; a 3D tour lets buyers explore independently; a live walkthrough lets them ask questions. Choose the format around the layout and viewing needs.

Plan HAR MLS exposure and listing promotion
MLS and listing websites
Accurate details, descriptive copy, and a clear photo sequence support the home’s presentation on HAR MLS, HAR.com, and participating search websites. I check the listing details and distribution after launch. My Houston MLS guide explains how agents and buyers use the system.
Website listing exposure
My listings are featured on millie.properties, alongside Houston neighborhood guides and relocation resources. The property page brings details and available media together, with a direct route to ask me a question or arrange a showing. Social posts, videos, and agent outreach lead buyers back to that information.
Custom websites for new developments
For builders and developers, I also offer custom project websites and landing pages for plans, visuals, availability, and inquiries. Explore my Houston new construction marketing services for project-specific options and costs.
The following supporting tools are selected around your home and the agreed scope:
Social media
My organic posts highlight features and answer buyer questions, with links to the current listing. We choose formats and timing for your plan, and I follow up on inquiries.
Print materials
A feature sheet or postcard gives people something to keep, while a QR code connects them to the next step online. I use Wise Pelican for direct mail. The sample below invites homeowners to request a CMA. For your home, a property-specific version could feature the listing or an open house, with a QR code taking buyers to the property page. We agree on the audience and mailing budget before including it in your plan.
You can also request a CMA for your home here.
For-sale signage
A sign connects passing interest with the listing. Placement depends on applicable restrictions and your privacy preferences.
Neighborhood outreach
When neighborhood outreach is part of your plan, I share the listing or an open-house invitation with neighbors who may know someone interested in the area.
Neighborhood and relocation guides
Relevant local guides and Houston relocation resources help buyers understand the setting and plan a move.
Prospect matching
Listing tools and professional relationships help identify potential buyer matches. A match still needs a conversation about interest and readiness.
Include Keller Williams agent relationships and local luxury connections
As a Keller Williams Memorial agent, I share suitable listings through professional relationships and connect with agents assisting local and relocating buyers. Learn about the brokerage’s local and wider referral network.
For luxury homes, my connections include the Greater Houston Luxury Home Connection and The Institute for Luxury Home Marketing. I also hold the Luxury Listing Specialist designation, LUXE. Read about my credentials and Houston luxury real estate services.
Make showings part of the marketing plan
We agree on appointment windows, notice requirements, pet arrangements, and privacy preferences. You can help by keeping the home ready between visits: lighting, temperature, and outdoor presentation should support what buyers saw online.
Open houses
Private tours and open houses give buyers time to examine the home. Choose public events around access, property fit, and your preferences.
Agent previews
A preview helps other agents understand distinctive layouts and features and consider the home for their buyers. Remote walkthroughs help those coordinating travel.
Buyer follow-up
I follow up with buyers and their agents about what they liked, what held them back, and how the home compared with alternatives. We look for repeated concerns that deserve action.
Measure buyer response and decide what to do next
I review available property-page and video activity alongside inquiries, showings, feedback, and offers. A view is an early signal of interest; each later step tells us more.
| Response pattern | Questions to investigate |
|---|---|
| Limited listing activity | Is distribution working? Are the lead photo and details competitive? |
| Views without inquiries | Is information missing, or is the asking-price rationale unclear? |
| Inquiries without appointments | Are questions answered promptly and showings easy to arrange? |
| Showings without offers | What concerns repeat about condition, layout, location, or price? |
| Repeated objections | Would preparation, presentation, access, or a pricing review address them? |
We compare these signals with current competing homes before changing course, then agree on the next action and when to review its effect.
Questions Houston sellers ask about home marketing
Is virtual staging as effective as physical staging?
They address different needs: virtual staging illustrates photos; physical staging changes the in-person experience. Compare both approaches against your rooms and budget.
Does every Houston home need drone photography?
No. Use aerial views when the lot, setting, or outdoor features need explanation. See the Woodnook Drive example.
Will my home appear on Milica’s Instagram and YouTube?
Property Reels and full tours are options selected for your home’s plan, budget, and timing. Browse examples above or visit my social channels.
Who pays for staging and additional marketing services?
Your listing agreement and approved scope determine included services and extra costs. Review the budget and launch plan, including separate quotes and payment timing.
Can marketing overcome an unrealistic asking price?
Marketing helps buyers discover the home; the price still has to make sense against competing choices. Review price, condition, presentation, and access together.
